What we look for when we walk an exterior.

These are the things Sean checks during every Exterior Health Score walk-around, and the patterns we keep finding on Calgary homes. Field notes update after each assessment season.

The rough opening is louder than the window.

Most Calgary draft complaints get blamed on the windows. Three out of four times it is the framing, flashing, or air-seal around the rough opening that is actually moving the air. The window is the symptom, not the source.

Eaves age before everything else.

Fascia and soffit take more UV and freeze-thaw than any other exterior surface, and they are the first thing homeowners stop looking at. On most pre-2010 Calgary homes, the eaves are at least one cycle behind the rest of the elevation.

The biggest insulation win is exterior, not cavity.

Adding rigid insulation outside the sheathing while the siding is off is the single most effective envelope upgrade we make. Small added cost during a siding project. Compounding payback every winter for the life of the wall.

Hail damage hides in plain sight.

After a Calgary hailstorm, the damage on aluminum siding shows up immediately. On asphalt shingles, it shows up six months later when granule loss becomes visible from the ground. The roof needs to be inspected within weeks, not seasons.

Doors look small. They lift the whole elevation.

A fiberglass entry door with the right proportion, finish, and hardware does more visual work for the dollar than any other single exterior decision. We see it on every project: the door change is the one neighbours mention.

The deck is the room you forgot you had.

A correctly sized composite deck with integrated lighting and proper covering changes how Calgary families use the home five months of the year. The yard stops being a view and becomes a room.
