When I first walked this home on Ranch Estates Drive, it was clear the issue had been developing quietly for years. A patio built over the garage had been allowing water to enter the structure. Over time, that moisture led to rot inside the walls—one of those problems that doesn’t get better on its own and can’t be solved with surface-level repairs.
The homeowners knew they were at a crossroads. They could keep patching and hoping for the best, or they could address the issue properly. At the same time, their family was growing, and the house was starting to feel tight. Instead of spending money just to get back to where they were, they decided to move forward—eliminate the problem and add livable space the family could actually use.
That’s when EnerClear Exteriors got involved.
Solving the Root Problem
We began by handling all required permits and planning the project around a long-term solution. The existing patio and all compromised assemblies were fully demolished so we could rebuild from a clean, solid starting point. From there, we constructed a 600 sq ft front addition over the garage, custom framed to integrate seamlessly with the existing home.
This wasn’t about tacking something on. The addition was designed to look and feel like it had always been part of the house—structurally sound, visually cohesive, and built to perform in Calgary’s climate.
Inside the new space, we completed insulation and drywall to a paint-ready finish. Electrical and plumbing were roughed in to support new living functions, including a laundry room. Heating was carefully planned using custom ductwork so airflow could be added without filling the ceilings with bulky or invasive bulkheads.
A Full Exterior Reset
Because moisture and energy loss don’t stop at one wall, we approached this as a full-building-envelope upgrade rather than a single isolated addition.
The entire home received new Lux triple-glazed windows, chosen for their top-tier Energy Star performance. We added 2 inches of exterior insulation to improve comfort and reduce heat loss throughout the house. The exterior was finished with a complete James Hardie siding package, providing a durable, low-maintenance finish designed to stand up to Alberta weather.
To complete the envelope, the roof was replaced with a Malarkey Class 4 impact-resistant roofing system, adding another layer of protection and long-term peace of mind.

The Result
By the end of the project, the original problem—water entering the home from above the garage—was fully eliminated. In its place was a home that felt tighter, warmer, and far more functional. The homeowners gained meaningful square footage, improved energy efficiency across the entire house, and the confidence that the work had been done properly from the structure out.
